The chimney maintenance checklist: what should happen every year

Annual chimney maintenance is four jobs: inspect the whole system, clean what’s dirty, seal what’s opening, and log the condition for next year. Here’s the complete checklist, split into what a pro handles and what you can watch yourself between visits.

Chimney maintenance fails in one of two ways: it doesn’t happen at all, or it happens as a random assortment of services with no memory between them. The fix for both is the same checklist, run the same way, every year.

The professional annual visit

Full CSIA-standard inspection, crown to firebox, the complete sequence

Creosote assessment and sweep if warranted, cleaning by condition, not by default billing

Damper service, seal check, lubrication, rust intervention while it’s still surface-level

Minor sealing, hairline crown cracks and drying flashing caught at the trivial stage

Water-repellent check, breathable waterproofing renewed on its cycle, not after failure

Photo log update, this year’s condition beside last year’s, so trends are visible

Your between-visits watch list

  1. After every hard freeze: glance at the ground around the chimney for brick flakes
  2. After every big storm: eyeball the cap from the yard, hail relocates them
  3. After heavy rain: check the ceiling near the fireplace for new shadows
  4. Each spring: listen at the damper for wildlife before nesting season peaks
  5. Anytime: a new smoky or musty smell indoors is a call-us item, not a candle problem
Timing for North Texas: the professional visit belongs in September-October, after summer storms have done their damage, before the first burn, while repair weather is still good. The DIY checks cost nothing and take minutes; their whole job is shrinking the window between something going wrong and someone noticing.

The memory problem, solved

Every item above only compounds in value if it happens every year, and that’s precisely what fails when it depends on remembering. A maintenance plan makes the schedule automatic, the checklist consistent, and the photo history continuous. Or run it yourself with a calendar reminder, genuinely fine too, just book September early; it goes fast.
