Why annual care matters more in North Texas
Our freeze-thaw winters and expansive-clay soil are hard on masonry, and the damage they cause is cumulative and slow, exactly the kind a once-a-year check catches while it’s still cheap to fix.
A hairline crown crack sealed this year is a few dollars. The same crack left through three wet winters is a rebuild plus interior water damage. A plan keeps you on the cheap side of that math.

Is a maintenance plan worth it?
If you use your fireplace, yes, prevention is far cheaper than repair. Catching a small crown or flashing issue early can save you a rebuild and interior water damage down the line.
How often will you service my chimney on a plan?
At minimum annually, which is the CSIA recommendation. Heavy users may benefit from more frequent cleaning, and we’ll advise based on what we actually find in your flue.
Can I combine a plan with a real-estate or one-time inspection?
Absolutely. Many homeowners start with a one-time inspection and roll into a plan once they see the value of staying ahead of problems.
