DFW’s housing boom left tens of thousands of living rooms anchored by the same wall: orange-to-brown brick, brass-era accessories, colonial mantel. Modernizing it is the most-requested single project in our remodel book, and it forks into four paths with very different commitments:
Path 1: paint or limewash (the weekend transformer)
After: crisp white/cream for farmhouse-modern, charcoal for drama, or limewash’s soft translucent age. Budget and speed: the entry tier, days not weeks. The one-way door: paint doesn’t strip off brick without restoration-grade effort, and it must never seal active moisture inside. Limewash is the semi-reversible cousin, it wears and washes back over years, forgiveness built in.
Path 2: re-face (the full metamorphosis)
After: stacked stone, large-format porcelain, or limestone floor-to-ceiling, the brick disappears entirely, the listing-photo champion. Reality: tier-2/3 budget, and the moment to handle appliance upgrades, once new stone is up, nobody’s cutting it for an insert
