We’re not going to print a price table that pretends every chimney in the metroplex costs the same. Anyone who quotes you sight-unseen off a menu is either padding the number to cover surprises or planning to “discover” add-ons at your house. Here’s what actually sets the price, so any quote you get, from us or anyone, makes sense.
The three real price drivers
1. Inspection level
A Level 1 is a visual check of accessible areas, the annual routine, and the least expensive tier. A Level 2 adds a camera scan of the flue interior plus attic and crawlspace review, more equipment, more time, more documentation, priced accordingly. A Level 3 is investigative work for suspected concealed damage and is quoted per situation.
2. Access
A single-story ranch with a walkable roof is quick, safe work. A steep two-story with a tall stack takes staging and more time on the clock. Same checklist, different labor reality.
3. Bundling a sweep
If the flue needs cleaning, doing the sweep in the same visit is meaningfully cheaper than a second appointment, one trip charge instead of two. Ask for the bundled price when you book.
How to compare quotes like a pro
Why the free-quote model works in your favor
Our estimates for repair work are free and photo-documented, and inspection pricing is quoted fixed, in writing, before we schedule, that’s the process on every job. If the inspection finds nothing, you get a clean bill of health and photos proving it. If it finds something, you get the evidence and a fixed repair number, and what you do next is entirely up to you. Get your quote here.
