How often should you waterproof your chimney?

The lifespan, and its enemies

Professional penetrating repellents bond into the masonry pores and survive weather that would strip any film. Manufacturers rate quality products at up to a decade; DFW field reality bends that:

UV exposure: our south and west faces take a solar beating that degrades the outermost treated layer years ahead of shaded faces, summer’s quiet work

Surface erosion: wind-driven grit and rain slowly wear the treated skin, faster on weather sides

Application quality: saturation-coat application onto clean, dry, repaired masonry lasts; a light mist onto damp brick was half-expired at spray time

The splash test (do this, it’s free)

Every couple of years, hose a patch of the chimney’s worst-exposed face for thirty seconds and watch: beading and sheeting off = protection’s alive, close the hose. Darkening as it absorbs = the treatment has faded there, time to re-treat. Test the south face; it fails first and tells you earliest.

The two event-triggers that override any cycle: (1) after masonry work, repointing, brick replacement, crown rebuild, new mortar and brick are unprotected and thirsty; treatment is the standard closing move. (2) After any surface cleaning or pressure-washing, which strips repellent along with the grime. In both cases you’re not “re-doing” waterproofing early; you’re protecting new surface.
