Height and access: rebuild work is heavy material moved carefully at altitude, the universal factor at its strongest. Brick matching: reusing sound original brick (labor to clean, free to match) versus sourcing reclaimed stock, the matching problem at rebuild scale. The flue question: demolition exposes the liner; rebuilding around failing tile without addressing it is malpractice, so the liner decision often rides along, cheapest it will ever be with the stack already open. Season: masonry cures on weather’s schedule; deep-winter rebuilds carry cold-weather provisions.
