Masonry damage signs that shouldn’t wait for ‘someday’

Most masonry aging is gradual, but five signs mean the process has crossed into structural territory: bricks you can move by hand, palm-deep mortar gaps, stair-step cracking, a visible lean, and any masonry actually falling. Each means load paths are changing, and masonry that’s moving never moves back on its own.

We wrote elsewhere about masonry’s slow warning signs, staining, flakes, weathered joints. This is the other list: the signs that mean the structure itself has started moving, where “I’ll deal with it in spring” is the wrong sentence.

The five immediate-tier signs

1. A brick you can wiggle. Sound masonry is monolithic. One loose unit means its mortar bed has failed through the depth, and bricks fail socially: the neighbors are next. Above head height, this is also a falling-object problem

2. Joints raked out knuckle-deep. Weathered mortar is a repointing item; joints eroded past an inch mean bricks are bearing on air at the edges, load paths are already improvising

3. Stair-step cracking. Diagonal cracks walking the joint lines are the masonry’s strain gauge, the structure is being bent, almost always by foundation movement here. A crack you can watch widen across months is a measurement, not a blemish

4. A lean you can see. Sight the stack against the roofline. Any visible departure from plumb means the footing has rotated, tons of masonry, moving. Cordon below it, cars, play areas, walkways, until assessed

5. Material on the ground that isn’t flakes. Chunks, half-bricks, crown fragments: the structure is shedding. What fell is data; what’s still up there and loose is the risk
Why “immediate” isn’t sales language: gradual damage costs more each season, structural movement costs more each event, the next storm with wind load, the next saturation cycle on the clay. And unlike a leak, the downside case isn’t drywall, it’s masonry with a fall zone. The assessment that sorts stabilize-and-repair from rebuild is same-day, photographed, and free. That’s the trade: an afternoon, versus finding out the hard way which sign you were looking at.
